I wouldn't say just refinancing was the cause of the crash. It was mainly dicks like Country Wide loaning shit out to people who had no chance in hell to pay it back. Then you had these fags at Goldman Sachs putting together these mortgage backed securities full of this toxic debt and peddling it to their investors. To make it worse the fags at Goldman Sachs knew that shit would never work and took out a bullshit insurance policy on those mortgage backed securities called synthetic collateralized debt obligations. I don't get how MMA_alarmist can invest in a stock market where nerds just make shit up like derivatives and give it some arbitrary value. It's all destined to fail. Let it burn.

Well in fact, re-financing is not something that happens a lot in canada.
That is something that happens A LOT in the USA, nad that is one of the primary reason for the depression that your are in right now. Your economic situation is pretty much based on all the re-financing that people were doing on their house to get more money to pay their debts.

And the maximum you can get in canada was 5 years to sign for a mortgage, so you have to sign back every 5 years. Because of it, the competition between the banks is higher, which means lower rates for us.

By they way, by saying that re-financing is the reason of your depression in the states, I am not talking about renew your actual mortgage. I am talking about getting more money. Let's say you buy your house for 300 000$ in 2009. in 2011, the value of your house went up to 330 000 and you are re-financing the house for a new mortgage at 330 000$, getting 30 000$ cash in your pocket to pay for your bills of debts. I don't know the exact name for that procedure in english but I tought it was re-financing.
That was something that americans has been doing a lot in the past years. Cause #1 for the depression

It is definitely a scary time to be investing, there is a lot of fear out there that the market will never bounce back... but for me that means it is time to buy.

Yeah that was basically the cause of 9/11. It annoys me when politicians say they "hate us for our freedoms". First off, we aren't really that free when you compare us to other economically successful countries. We are probably less free than a lot of them. Secondly, they hate us for a few reasons: 1) we put sanctions on Iraq that probably killed 1 million people( who knows what the real number is but Madeline Albright admitted to a figure of 500k dead Iraqis on TV many years ago), we have military bases in pretty much all their countries, we overthrow their governments on a regular basis, we back Israel who bombs them on a regular basis, and lastly(off the top of my head) we encourage wars between them. We were supplying Saddam with weapons during the Iran-Iraq war. At least a million people died in that. Iran is now going for a nuclear weapon. The big misconception is that they are doing that for religous reasons and want to bomb all the "free" religous infidels. In my opinion, they want a nuclear weapon in order to prevent themselves from being invaded by America. It is a deterrant.

Trotterz, Companies do not pay taxes...they simply pass them down to us in higher taxes. And some are lucky enough(like GE) to pay no taxes and maybe get money from the Feds.

If they companies had no tax...what would they do with the money? They would either give it back to the shareholders or reinvest it. But make no mistake it does get taxed at some point.

This is why I hate typing in english, it his hard to really express what that I am trying to say. I am limited in the terms I can use.

In fact, I am saying that companies are paying WAY more taxes than the population, they are paying a lot of taxes. That is the reason why some companies are trying to find ways to pay less taxes. Some companies that have big revenus are buying companies with a deficit, to not pay any taxes. anyway, hard to explain my point.

As a reference, here if I spend 100$ dollars at walmart, I will have 14$ of taxes ot pay on it. so 114$. 14% of taxes.
In the US, it is MUCH lower.

As for the taxes on your revenu, I have a yearly salary of 62 000$ gross, but probably around 38 000$ after taxes. Which is quite a big amount of taxes.

It is basically a big circle. The government kills a bunch of people in the middle east -> middle easterners come to America to kill us because they are mad -> politicians lie to Americans about why it happens> Politicians tell us we have to invade, drop more bombs, build more bases, etc, etc -> This pisses off more people in the middle east -> People from the middle east try to bomb us again -> It just keeps repeating itself, over and over. Does Canada have income tax brackets? At $62k, paying 39% in income tax is MUCH more than you would pay here.

IMO, you are correct. But the main reason is that we have troops on their soil. That just needs to end.

Do not get me wrong, a vast number of muslims in these countries are animals...that is just a fact. What they do to thier women alone shows that they are filthy barbarians. BUT, that really is not our problem. It sucks, and I see nothing wrong with voicing our displeasure of it. But we can not force them into acting the same way we do. We do not have the stomach as a society to do what it would take to change them.
